Water Sources We Test

Water Wells

Full water quality analysis including bacteria (E. Coli) and contamination testing.

Tap Water

Testing of city water from inside the home for contaminants and mineral levels.

Pools & Spas

Chemical balance and quality testing for swimming pools, spas, and hot tubs.

Note: Bacteria (E. Coli/contamination) testing is available for wells only, not city water systems.

How It Works

Water samples are collected from your requested sources and tested on-site. Results are delivered same-day and documented in your inspection report, so you know exactly what's in your water.

Why Water Quality Testing Is Important at Every Property Type

Whether you are buying a home served by municipal water or a private well, knowing the quality of your drinking water before closing is essential. Municipal water meets federal standards at the treatment plant — but it can pick up lead, copper, and bacteria from aging service lines and home plumbing on the way to your tap.

  • Pre-1986 homes may have lead solder in copper plumbing — invisible and untested without sampling
  • Private wells require testing for bacteria, nitrates, and local agricultural or industrial contaminants
  • New construction may have elevated copper and sediment from new piping
  • Post-flooding or post-freeze properties may have bacterial contamination
  • Homes with softeners or filtration systems benefit from pre- and post-treatment testing

Noble water quality tests are sent to state-certified laboratories. Results include a complete interpretation guide comparing measured levels against EPA maximum contaminant levels (MCLs) for each parameter. Remediation recommendations are included where levels exceed safe thresholds.

What Our Water Quality Tests Screen For

Municipal water supplies are treated, but they can still carry contaminants from aging pipes, service line materials, or local industrial activity. Well water carries additional risks from bacteria, mineral leaching, and agricultural runoff. Our water quality tests screen for the contaminants most relevant to your property type and location.

Standard Panel

  • Total coliform and E. coli bacteria
  • Lead and copper
  • Nitrates and nitrites
  • pH, hardness, and turbidity
  • Chlorine and chloramines

Extended Panel (Well Water)

  • Iron, manganese, and sulfur
  • Arsenic and fluoride
  • Total dissolved solids (TDS)
  • Pesticide and herbicide screening
  • VOCs (volatile organic compounds)

Samples are sent to a state-certified laboratory. Results are delivered within 5–7 business days with a full interpretation guide identifying which readings exceed EPA safe drinking water standards.

Water quality testing is available as a standalone service or as an add-on to any home or well & septic inspection.

Frequently Asked Questions

What does water quality testing check for?
Our standard water quality test screens for coliform bacteria (including E. coli), nitrates and nitrites, pH, hardness, iron, manganese, and turbidity. Expanded panels can test for lead, arsenic, pesticides, VOCs, radon in water, and other contaminants.
Why test water quality when buying a home?
Municipal water is regularly tested, but contamination can occur in the distribution system, building plumbing (especially older lead pipes), or at the point of use. Well water has no municipal monitoring and should always be tested before purchase.
How are water samples collected?
Samples are collected at an interior tap (usually the kitchen faucet) following EPA first-draw or flush protocols depending on what is being tested. Samples are sent to an accredited laboratory within 24 hours of collection.
How long does water testing take to get results?
Standard bacteria and nitrate results are typically returned within 3–5 business days. Expanded metal and chemical panels may take 7–10 business days. Results are delivered with a summary of findings and recommendations.
Is water quality testing required for VA or FHA loans?
Yes. VA and FHA loans on homes with private wells typically require water quality testing as a condition of financing. We provide a test report suitable for lender review.
