New Construction / Phased Inspections

  1. Foundation / Pre-Pour - A visual inspection of the bare bones of the home, before the concrete slab is poured. We inspect the form boards, post tension cables, rebar, plumbing, and more.

  2. Framing / Pre-Drywall Inspection - Just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in, and right before the drywall is hung. Drywall can obscure some aspects of the interior and make identifying deficiencies difficult and expensive. We can inspect a home prior to the drywall installation.

  3. Final Inspection - A standard Home Inspection at our standard price.


HUD/ FHA Mobile Home Structural Engineering Inspections

  • We can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH).

  • We visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD.

  • We then customize an engineering report for you and your lender (depending on VA, FHA, or Conventional financing).

  • More expensive because they require a custom report and engineering seal.

  • Offered in Texas Only. In other areas we may be able to assist through an Engineering Partnership.

HUD 203k Consultant Inspections

  • Our inspectors/consultants are well-versed in the HUD regulations and best industry best practices. They'll work closely with you and your contractors to ensure the project stays on track and within budget.

  • Offered in Houston Only.

We can perform inspections for landlords looking to document move-in and/or move-out conditions. We provide a 100% confidential report that will contain health & safety issues and documentation photos as proof of move-in/out condition.

Investor Inspections

We can perform inspections for investors looking to monitor renovation work remotely. We work with a number of real estate investors, developers, flippers, and builders. We have the tools to customize inspection format to any client. Some examples include:

  • Draw Inspections - Contractor proof of work

  • Punchlist Inspections - Contractor close out including cosmetics

  • Preliminary Inspections - Inspections for the purpose of developing a contractor scope

  • Rental Inspections - Inspections for the purpose of health-and-safety for rentals

  • Utility Readiness - Have an inspector turn off water and set thermostats for freezing weather

  • Aftermath Inspections - Inspect your investment after a major weather event (hurricane, tornado, flood, etc.)

Feel free to inquire about what we can do to assist with your investor-type real estate inspection needs. Pricing can be case-by-case, however, given our ability to conform quickly, depending on volume, inspection fees may be cheaper than our standard inspection pricing. We can limit inspection field work to only client-chosen scope items making inspections more specific to a client’s needs and possibly cheaper.

Walk-and-Talk Inspections

We can provide a walk-and-talk inspection, as requested, in some areas. Our prices match the 11-month inspection pricing found here. Walk-and-Talk inspections are not legal in the State of Texas or Florida due to the undocumented nature of the process; although we can (and do) perform Walk-and-Talks for both residential and commercial inspections (where legally permissible), they are not a preferred method of inspection.
