Top 10 Defects Found in Home Inspections

After performing thousands of home inspections, our team has identified the issues that come up most frequently. Here are the top 10 defects we find - and why they matter.

1. Improper Grading and Drainage

Water is the number one enemy of any home. When the ground around a foundation slopes toward the house instead of away from it, water pools against the foundation and can cause leaks, erosion, and structural damage over time. We see grading issues in roughly half of all inspections.

2. Roof Damage

Missing shingles, cracked flashing, damaged ridge caps, and improper ventilation are extremely common. Roof issues can lead to water intrusion, mold, and structural deterioration. Many homeowners are unaware of roof problems because they rarely look up there.

3. Electrical Deficiencies

Common electrical issues include double-tapped breakers, missing GFCI outlets in wet areas, ungrounded outlets, improper wiring, and overloaded panels. These are safety hazards that can increase fire risk and should always be corrected by a licensed electrician.

4. Plumbing Problems

Slow drains, leaking fixtures, corroded pipes, and improper venting are found regularly. Under-sink leaks are especially common and often go unnoticed until they cause water damage to cabinets and subfloors.

5. HVAC Issues

Dirty filters, aging equipment, refrigerant leaks, and inadequate maintenance top the list. Many HVAC systems we inspect have not been serviced in years. Regular maintenance extends the life of your system and keeps energy costs down.

6. Water Heater Problems

Missing temperature and pressure relief valve discharge pipes, improper installations, sediment buildup, and aging units are frequent findings. Water heaters typically last 8 to 12 years, and many homeowners push well beyond that timeline.

7. Poor Ventilation

Bathrooms without exhaust fans, dryer vents terminating in attics, and blocked soffit vents create moisture problems. Poor ventilation leads to mold growth, wood rot, and higher energy bills.

8. Foundation Cracks

While hairline cracks in concrete are common and usually cosmetic, wider cracks, stair-step cracks in brick, and signs of movement can indicate structural issues. Foundation problems can be expensive to repair, making early detection critical.

9. Missing or Damaged Caulking

Failed caulking around windows, doors, tubs, and showers allows water to penetrate behind surfaces. This is one of the simplest and cheapest repairs a homeowner can make, yet it is frequently neglected.

10. Safety Hazards

Missing smoke detectors, absent carbon monoxide detectors, missing handrails, and trip hazards round out our top 10. These are straightforward fixes that significantly improve the safety of your home.
