Mold in Your Home: Signs, Risks, and What to Do

Mold is one of the most common indoor environmental concerns, and it can grow in any home under the right conditions. Understanding the signs, risks, and solutions helps you protect both your property and your health.

Common Signs of Mold

Mold is not always visible. Look for these warning signs:

  • Musty or earthy odors, especially in basements, bathrooms, and closets
  • Visible mold growth - black, green, white, or brown spots on walls, ceilings, or floors
  • Water stains or discoloration on walls and ceilings
  • Peeling or bubbling paint or wallpaper
  • Persistent allergy symptoms that worsen indoors
  • Condensation on windows or cold surfaces
  • Recent water damage, flooding, or plumbing leaks

Health Risks of Mold Exposure

Mold produces spores that become airborne and can be inhaled. For many people, mold exposure causes allergic reactions including sneezing, runny nose, red eyes, and skin rashes. People with asthma may experience worsened symptoms. Certain types of mold produce mycotoxins that can cause more serious health effects with prolonged exposure.

Where Mold Grows

Mold needs moisture, warmth, and organic material to grow. Common locations include bathrooms, kitchens, basements, crawl spaces, attics, around windows, behind drywall, under sinks, and around HVAC systems. Anywhere that moisture accumulates is a potential mold habitat.

DIY vs Professional Mold Inspection

If you can see a small area of mold on a non-porous surface, cleaning it with appropriate solutions may be sufficient. However, if you smell mold but cannot see it, if the affected area is larger than about 10 square feet, or if you have health concerns, a professional mold inspection is recommended.

A professional mold inspection includes a visual assessment and air quality sampling. Samples are sent to a certified laboratory for analysis, and you receive a detailed report within 72 hours identifying the types and concentrations of mold present.

Prevention Tips

  • Control indoor humidity - keep it below 60 percent, ideally between 30 and 50 percent
  • Fix leaks immediately - even small drips create enough moisture for mold growth
  • Ensure proper ventilation in bathrooms, kitchens, and laundry areas
  • Run exhaust fans during and after showers
  • Clean and maintain HVAC systems regularly
  • Direct water away from your foundation with proper grading and gutters
