11-Month Warranty Inspection: What Your Builder Won't Tell You

You moved into your brand-new home almost a year ago. Everything looked perfect at closing. But a lot can happen in 11 months, and your builder warranty is about to expire. This is your last chance to have defects fixed at no cost to you.

What Is a Builder Warranty?

Most new home builders provide a one-year warranty covering workmanship and materials. Some items like structural components may be covered for longer, but the general warranty that covers finishes, mechanical systems, and installation quality typically expires after 12 months.

Why Do You Need a Separate Inspection?

Your builder performed their own quality checks before handing you the keys. But builders are checking against their own standards, and many issues only reveal themselves after months of use. Settling foundations, seasonal temperature changes, and daily wear expose problems that were not visible on move-in day.

Common findings in warranty inspections include:

  • Foundation settling and cracks that developed after construction
  • Nail pops and drywall cracks from normal settling

An 11-month warranty inspection typically costs between $325 and $425 depending on the size of your home. That is a small investment compared to the thousands of dollars in repairs you might otherwise pay for out of pocket.
